Jewar Data Centre Hub: What the ₹26,910 Crore AM Group Project Means for Land Buyers

AM Group plans a data centre hub in YEIDA Sector 28, Jewar: ₹26,910 crore for a first phase of 384 MW on about 114 acres, targeted for 2028. It's part of a planned 1 GW AI hub due by 2030. The project is proposed, and it doesn't guarantee higher prices for any plot near Jewar.

What is the Jewar data centre project?
AM Group plans a data centre and AI infrastructure hub in Sector 28 of the Yamuna Expressway Industrial Development Authority (YEIDA) area near Jewar. The first-phase numbers come from Awanish K. Awasthi, adviser to the Uttar Pradesh Chief Minister, who shared them on X in early September 2026. KNN reported them on 7 September.

Who is AM Group?
AM Group describes itself as an energy transition platform backed by the founders of Greenko. Millennium Post calls it Hyderabad-based. Some outlets use the name AM Green Group for the same 1 GW project. Before relying on either name, check which legal entity appears in official YEIDA documents.
How does ₹26,910 crore relate to the ₹2.2 lakh crore figure?
Two numbers circulate, and they measure different things. ₹26,910 crore covers phase 1 only: 384 MW on about 114 acres. Earlier coverage of the whole 1 GW programme cited roughly US$25 billion, which reports convert to about ₹2.2 lakh crore (Square Yards).
The reports don't itemise what each figure includes. Don't add them together, and don't divide one by the other to get a cost per megawatt. Treat each as a headline commitment, not an audited budget.

In the coverage we reviewed, we didn't find a groundbreaking date, a named power-supply arrangement or a final land lease. That's why we call it proposed. Check YEIDA and state announcements for changes.
Why is YEIDA Sector 28 becoming a data centre location?
The idea isn't new. Zee Business reported a plan for a 200-acre data centre park in Sector 28 around 2021. In 2023, YEIDA allotted two 20,000 sq m plots there to Sify Infinit Spaces and Jackson Group, with a combined investment of about ₹1,757 crore, according to Square Yards.
The state wants more than 2 GW of additional data centre capacity by 2030. Square Yards reports six data centre parks and two operational units in Uttar Pradesh as of June 2026, with another 644 MW of committed capacity under development.
Data centres need large parcels, dependable power and fibre connectivity. An industrial authority's planned sector can offer all three, which is why Sector 28 keeps coming up.
What does the project mean for Jewar real estate?
It adds another source of commercial and industrial demand to a corridor that already has the Noida International Airport, the International Film City, logistics and medical-device projects. Whether that reaches the price of a particular plot depends on its location, approvals and timing.
The likely channels, and the limits of each:
- Construction phase. Contractors, suppliers and workers need places to stay and eat. That points to short-term rental and service demand, though no report quantifies it.
- Operations phase. Data centres are capital-intensive and typically employ fewer people per rupee invested than labour-heavy industries. This is a general industry observation, not a figure from these reports, so don't assume a large resident workforce.
- Support ecosystem. Square Yards describes a 5 to 15 km ring around data centres where housing, retail and mixed-use development could follow. That's a research estimate, not a forecast for Jewar.
- What's already priced in. Business Today reported average appreciation of 95% along the Yamuna Expressway in two years to November 2025. In our view, an announcement that arrives after a run like that may already be partly reflected in asking prices.
One more point: the Sector 28 land is allotted to the project by YEIDA. It isn't something retail buyers can purchase.
What should land buyers check before reacting to this news?
- Confirm the project's status. An MoU and letters of intent aren't construction. Look for groundbreaking, power arrangements and lease documents.
- Check the plot's own paperwork. Ask for the approved layout, the full title chain and the land-use classification. Our guides on approved residential plots near Jewar Airport and buying land near Jewar Airport walk through each check.
- Compare rates before paying a headline premium. Use our Jewar Airport plot price 2026 breakdown as a baseline.
- Be wary of guaranteed returns. No seller can promise appreciation because of one project.
- Plan for slippage. Phase 1 is targeted for 2028 and the full hub for 2030. Infrastructure targets often move, so hold plans should survive a delay.

Frequently asked questions
Is the Jewar data center project approved?
Reports describe an MoU with Invest UP and YEIDA letters of intent for 289 acres. We haven't seen construction reported, so proposed is the accurate word. Letters of intent aren't the same as a completed allotment or a started build.
How many jobs will the Jewar data centre create?
The reports we reviewed don't give a project-specific figure. Square Yards estimates that India's 9,030 MW data centre pipeline could create about 4.33 lakh ecosystem jobs by 2030, but that's a national estimate, not a number for Jewar.
Will the hub run on renewable energy?
AM Group says it plans 24x7 carbon-free power from sources such as solar, wind and pumped storage, according to Millennium Post. That's a stated plan. Power arrangements for Phase 1 haven't been reported in detail.
Does the data centre make Jewar plots a safe investment?
No single project makes a plot safe. Returns depend on the approvals behind the plot, the price you pay and how long you can hold. Verify title, layout approval and land use first.
What's the difference between a data centre and an AI hub?
A data centre is a facility that houses servers to store and process data. An AI or high-performance computing hub is a data centre built around dense computing hardware for training and running AI models, which needs far more power per rack than conventional data storage.
What should you do next?
Track the milestones above rather than the headline numbers, and check any plot's paperwork before you pay a booking amount. If you want to see land near Jewar in person, book a site visit and we'll walk you through the approvals.
