Search "plots for sale near Film City" and you get a strange mix. Hyderabad listings around Ramoji Film City. Resale plots near the old studios in Noida's Sector 16A. And somewhere in between, land along the Yamuna Expressway sold on the promise of a much bigger film city that's still being built.
Same phrase, different places. This guide is about the last one: the International Film City in YEIDA's Sector 21. We'll cover where it stands, what it can and can't do for nearby land, and how to check any plot (ours or anyone else's) before you pay.
Which Film City do "plots near Film City" refer to?
Plots "near Film City" on the Yamuna Expressway refer to land close to the International Film City in YEIDA Sector 21, about 4 km from Noida International Airport. It is separate from the existing Noida Film City in Sector 16A. Check each plot's drive time to the site.
That 4 km figure comes from YEIDA's own project page for Film City Sector 21. The Sector 16A studios have been running for decades. The Sector 21 project is a different thing: a planned media township of over 1,000 acres, with a 230-acre first phase.
If a listing pitches a Yamuna Expressway plot but describes Film City as being in Sector 16A, one of those two facts is wrong. Ask which Film City they mean before you read another line.
Where the Sector 21 Film City stands today
The project has moved forward and slipped in roughly equal measure, so dates matter here.
- Early 2025: YEIDA handed 230 acres to Bayview Bhutani Film City, the joint venture of producer Boney Kapoor and Bhutani Infra. Of that land, 75 acres is earmarked for commercial use.
- 27 May 2025: YEIDA rejected the first layout over green-area norms and missing clearances. On 10 June it approved a revised layout, but only for Phase 1's 80-acre industrial core, which includes the film institute and studios.
- April 2026: Officials said the foundation stone would be laid on 24 April, YEIDA's 25th foundation day. They also acknowledged that construction hadn't started despite the layout approval a year earlier.
- June 2026: Outlook Business reported that financial closure and regulatory approvals were in place for the roughly ₹1,500 crore first phase, with on-ground work expected in the coming months.
We couldn't find a dated official statement that the studios are up and running. Some property sites call the project "operational." Until YEIDA says so, treat that as sales copy. We'd rather you buy with the real timeline in front of you than the brochure one.
What Film City could change for nearby land (and what it won't)
Picture a line producer flying into the new airport for a three-month shoot. She needs a place to stay near the sets, a caterer, a warehouse for props, and a landlord who'll rent to a crew of forty. Multiply that by a year of productions and add the students of a film institute, and you can see where rental and hospitality demand would come from.
That's the optimistic case, and it's a reasonable one. Here's the part people skip: the 75 commercial acres sit inside the concessionaire's own project, so outside buyers don't get that land. What they can buy is the land around it.
Our view is simple. Buy for the corridor, not for Film City alone. It's one anchor next to the Noida International Airport, the logistics park and the medical device park, and no single project is likely to carry a plot's value by itself. Residential plots near Film City: Anugrah Homes
Anugrah Homes is our residential project on the Yamuna Expressway. Plots start at 100 sq. yd. and go up from there, with 30 ft and 40 ft internal roads. We measure it at about 10 minutes from the airport.
Now the honest bit. The Film City site is about 4 km from that same airport, so the drive from Anugrah Homes to the Film City gate isn't the same number. Ask our team for it, then open a map and check it yourself. A developer who says "5 minutes from Film City" without a route behind it is guessing.
Before you visit, look at the layout plan and the key plan to spot corner plots and road frontage. The current price list is on the project page, and it's the only price you should rely on.
Approved residential plot near Film City: a five-step check
"Approved" gets used loosely. It can mean a plot allotted directly by an authority, a layout approved for a private township, or a project registered with the state RERA. Those aren't interchangeable, so the first job is to find out which one applies to your plot.
- Ask which approval covers the plot, and get the document number. Not a claim, a number. You can cross-check authority approvals with YEIDA.
- Search the project on the UP RERA portal. Registered projects have a public record, and you can read it before you sign.
- Read the title chain. Ask for the last three ownership records and look for disputes.
- Get the all-in cost and the registry timeline in writing. Registration, stamp duty and development charges shouldn't surprise you later.
- Visit the site. Check the roads, the drainage, the plot boundaries and, since you're here for Film City, the real drive to it.

Land for sale near Film City: residential, commercial or farmland?
"Land" covers three different products, and they don't behave alike. Residential plots suit people who'll build or hold. Commercial land suits shops, offices and guest houses. Farmland is a longer hold, and you should confirm the permitted land use before assuming you can build on it.
Our farm projects sit elsewhere. The Club Farm is towards Garh Mukteshwar and the Ganga Expressway, and Brij Vrinda is in the Braj region near Vrindavan. If you're looking at commercial plots, ask what you can build and how much. Land-use category and permitted floor area decide whether a plot can hold a guest house, a small retail block or a serviced apartment building. Outlook Business notes that hotels, retail and serviced accommodation are the segments expected to gain as production activity grows.

Timelines slip. The Film City's own history shows it: a layout rejected, then approved, then a foundation stone that moved more than once. Price a plot on what's built and approved today, not on the opening date in a brochure.
Nor does any single project guarantee a return. Airports, film cities and logistics parks can all move demand, but they can also arrive late, and we won't promise you an appreciation figure. Buy what you'd still be happy to own if the pace is slower than the headlines.
