Top Builders in Delhi NCR 2026: 12 Developers to Shortlist and How to Score Each One

There is no official ranking of top builders in Delhi NCR. In 2026, buyers commonly research DLF, Godrej Properties, M3M, Signature Global, SOBHA, Emaar India, Max Estates, Smartworld, Elan, ATS, Prateek and Tata Realty. A name only earns a place on your list once its RERA record, delivery history and legal standing check out.
Disclosure: Maxpine Group develops residential plots and farmland near the Jewar corridor. We don't build high-rise towers, so we aren't one of the 12 below. The scorecard in this guide applies to us as much as to anyone, and we cover that near the end.

Which Tata entity is the promoter |
The order isn't a ranking. We haven't scored these developers, and a name on this list isn't an endorsement. What follows shows you how to score them yourself.
How did we pick these 12 builders?
We looked for names that keep turning up where buyers actually research: advisory-firm shortlists, bank-approved project lists and the developer comparisons that rank on Google. One example is Kotak's approved housing project list for Delhi NCR, which carries projects from several of these developers.
Two caveats. The list leans toward Gurugram, because that's where most of the repeat names operate. And a developer's absence means nothing either way. Plenty of capable builders, especially in Noida, Greater Noida and Ghaziabad, didn't make a list this short.
What should you check first with each of the 12 builders?
Each entry gives the footprint, a project or two that appears in public lists, and the single check we'd run before anything else.
DLF
Centred on Gurugram, with residential and commercial projects. DLF Privana and DLF Arbour both appear on bank-approved lists. Check first: whether the project you're eyeing is a completed society or a new launch. Walk through the completed one, then hold the new brochure up against what you saw.
Godrej Properties
A Mumbai-headquartered national developer with NCR projects such as Godrej Meridien on the Dwarka Expressway. Check first: the HRERA page for that specific Gurugram project. A strong national record doesn't tell you whether one local tower is on schedule.
M3M India
Gurugram-focused, with residential and commercial projects; M3M Heights appears on bank lists. Check first: your use case. A home buyer needs possession timelines and maintenance terms. A commercial buyer needs occupancy, rental demand and operating costs. Different risks, different questions.
Signature Global
Gurugram-focused across several housing segments, with projects such as Signature Millennia on bank lists. Check first: quarterly progress filings and committed possession dates on newer launches, where the track record is shortest.
SOBHA
Operates in several Indian cities; its NCR presence includes Sobha City in Sector 108 on the Dwarka Expressway. Check first: the exact phase and tower. Make sure the documents describe the unit you're being offered, not a sister phase.
Emaar India
Residential and commercial projects, mainly in Gurugram. Check first: that the registration number, project type and phase on the RERA page match the unit in your allotment letter.
Max Estates
Premium developments across Delhi NCR. Check first: total payable cost. At the premium end, the gap between the headline rate and what you actually pay (parking, club membership, maintenance deposit) can be large. Ask for a written cost sheet.
Smartworld
Gurugram projects such as Smartworld Marina Bay in Sector 69 and Smartworld One DXP in Sector 113 on the Dwarka Expressway. Check first: the current status of roads and metro links near the project. Confirm what's operational today, not what the brochure says is coming.
Elan Group
Gurugram developments; Elan The Emperor appears on bank lists and Elan The Presidential is widely marketed. Check first: the legal entity named on the registration. Developer groups often sell through separate project companies, and the company that signs your agreement is the one you'd pursue in a dispute.
ATS Infrastructure
Focused on Noida and Greater Noida. Check first: each project's UP RERA page for extensions and complaints. Compare the original and revised completion dates.
Prateek Group
A Noida-region group; Prateek Canary and Prateek Carnesia appear on a bank-approved list. Check first: how its older societies have aged. Waterproofing, lifts and common areas tell you more than a show flat does.
Tata Realty
A national developer. Tata Realty and Tata Housing are names buyers run into, and they aren't interchangeable. Check first: which Tata entity is named as promoter on the RERA page, then judge that entity's record rather than the group's reputation.
How do you score a builder before you pay a booking amount?
Score each builder out of 100 across five checks: delivery record (30), RERA transparency (20), legal and financial standing (20), quality and resident feedback (15), and buyer experience (15). Fill it in from public records and one site visit, not from brochures.

The builder, then your lawyer |
Here's how it works on a made-up developer, Developer X (illustration only, not a real company). It earns 24/30 on delivery because two of three finished projects were handed over on time, 15/20 on RERA transparency after a couple of late quarterly filings, 20/20 on legal standing, 9/15 on quality and 10/15 on buyer experience. Total: 78.
We'd treat anything under 60 as a pass for an under-construction booking. A discount doesn't pay for that risk.
The weights are ours, so change them. If you're buying to live in, push quality up. If you're buying to invest, push legal and financial standing up.
Which RERA portal do you check for your location?
It depends on where the project sits, not where the builder is based. Delhi projects go to Delhi RERA, Gurugram projects to HRERA, and Noida, Greater Noida and Ghaziabad projects to UP RERA. A developer working in all three has three separate records.

On any of them, search by promoter name, project name or registration number. Then read the page like a skeptic:
- Compare the original completion date with the revised one.
- Look for quarterly progress updates, and for gaps.
- Count the complaints and read any orders.
- Open the promoter's other registered projects.
Then match the layout, tower count and sector against the brochure. If they differ, ask why before you pay anything.
Is a big-name builder always the safe choice?
No. A big name tells you a developer can finish towers. It doesn't tell you whether the project in front of you is on schedule, or whether the land under it is clean. We make the same argument, with more on specialisation, in our guide to choosing a real estate developer in Delhi NCR.
Delays happen to large and small developers alike. The only reliable way to tell them apart is the project's own record.
Which red flags should make you walk away?
- The builder won't share the RERA registration number before booking.
- The committed possession date has passed and the RERA page shows no update.
- Quarterly progress reports are missing two quarters in a row.
- You're pushed to book today for a discount that ends tonight.
- Answers about land title or approvals turn vague.
- The cost sheet shows only the base rate.
Any one of these deserves a direct question in writing. Two or more, and we'd leave.
Should you buy a plot or farmland instead of a tower apartment?
It depends on who carries the paperwork. With an apartment, the society structure absorbs much of it. With a plot or farmland, the title chain, land-use classification and approvals land on you or your developer, so the checks above matter more, not less.
That's the segment Maxpine works in: residential plots and premium farmland, with more than 20 years in this part of the market. If you're looking at the Jewar and Yamuna Expressway corridor, start with our guides to buying land near Jewar Airport, approved residential plots near Jewar Airport and the YEIDA plot scheme 2026. For pricing, see our Jewar Airport plot price 2026 breakdown, and for what's driving demand, our pages on the Noida International Airport and the International Film City.
Run us through the same five checks. Ask for the full title chain, not just the sale deed. Confirm land-use classification with the Yamuna Expressway Industrial Development Authority. Compare the approved layout plan with what's being sold, down to the sector. Then look at what we offer: Anugrah Homes for residential plots and Brij Vrinda for farmland. You can book a site visit and stand on the plot before you commit to anything.
Frequently asked questions
Who is the best builder in Gurugram?
No single builder wins for every buyer. Most of the names above operate in Gurugram, so compare them project by project on location, specification, total cost, RERA record and possession terms. Use the scorecard, and visit a completed project before you trust a launch.
Is RERA registration enough to trust a builder?
No. Registration confirms the project meets disclosure and escrow rules. It doesn't guarantee on-time delivery or clean land title. Pair the RERA page with a search for NCLT cases on nclt.gov.in and a visit to a completed project.
What does the RERA 70% escrow rule mean for you?
Under Section 4(2)(l)(D) of the Real Estate (Regulation and Development) Act, 2016, a promoter must deposit 70% of the money collected from buyers into a separate bank account for that project's construction and land costs. It limits diversion of your money to other projects. Ask which account holds your payments.
Can you get a refund if possession is delayed?
Under Section 18 of the Act, if the promoter can't hand over by the agreed date, you can withdraw and get your money back with interest, or stay and receive interest for each month of delay. Interest rates and procedure vary under state rules, so confirm them with your regulator and a property lawyer before acting.
Should you buy under-construction or ready-to-move?
Ready-to-move lets you inspect the actual unit and the society. Under-construction usually comes with staged payments and a lower entry price, but you carry timeline risk. If you choose under-construction, weight delivery record most heavily and read our home buying process guide before booking.
Which costs come on top of the base price?
Expect parking, club membership, maintenance deposits, stamp duty and registration charges, and sometimes other one-time fees. Ask for a written cost sheet showing the full amount payable, and compare that figure between builders rather than the per-square-foot rate.
What should you do this week?
Pick two or three names from the table. Run each through the scorecard using the right RERA portal. Visit one completed project per builder. If you're also weighing plots or farmland near Jewar, talk to our team or book a site visit.
